Revealed: Beach Green North, 45-05 Rockaway Beach Boulevard, Edgemere

Beach Green North, now known as Beach Green Dunes, is a trailblazing affordable housing development located at 45-05 Rockaway Beach Boulevard in Edgemere, Queens. Co-developed by The Bluestone Organization and Triangle Equities, the seven-story, 94,000-square-foot project will deliver approximately 100 mixed-income rental units designed to Passive House energy standards—the first of its kind in New York City.

In addition to dramatically reduced energy usage, the building features a rooftop terrace, on-site parking, and a resilient design elevated to withstand severe weather conditions. The development plays a key role in the City’s Resilient Edgemere initiative, an ambitious plan created in response to Hurricane Sandy, seeking to align affordable housing with sustainability and long-term coastal protection.

Beach Green Dunes has since become a model for sustainable, community-focused development in low-lying, storm-vulnerable areas—illustrating the power of marrying innovative design with affordability and resilience along New York’s shoreline.
