Plans Revealed for Multi-Level Industrial and Air Cargo Facility Near JFK Airport

Triangle Equities has revealed development plans for a transformative industrial facility located at 130-23 South Conduit Avenue in Queens, following its acquisition of the site for $25.4 million in early 2018. The project will introduce a 300,000-square-foot, multi-level air-cargo and distribution center—marking the first vertical logistics facility of its kind in the New York City metro area.
The three-story, multi-tenant structure has been purpose-built to meet rising demand from air-cargo operators and last-mile delivery providers. Its innovative design includes full industrial load capacity on the first two floors, along with integrated vehicle ramps that provide direct truck access to each level—enabling seamless loading and unloading operations for full-sized trailers.
Strategically situated in South Ozone Park, just minutes from John F. Kennedy International Airport, the project addresses a critical gap in NYC’s industrial real estate market. In a submarket marked by limited land availability and unprecedented logistics demand, the facility is poised to attract tenants reliant on proximity to both air freight hubs and the dense urban consumer base of the East Coast.
