Plans Revealed for Major Industrial Development Near JFK Airport

Triangle Equities has announced plans for a groundbreaking industrial development at 130-23 South Conduit Avenue in South Ozone Park, following its acquisition of the site for $25.4 million in early 2018. The proposed three-story, 300,000-square-foot facility stands as the first multi-level air cargo and distribution center of its kind within the greater New York City market.

The industrial complex is designed for multi-tenant use, with the first two levels built to handle full industrial loads and support large shipping trailers. An innovative system of vehicle ramps will enable direct truck access to each floor, offering seamless loading and unloading for high-volume logistics operators.

Located just minutes from John F. Kennedy International Airport, the facility is poised to meet surging demand for urban logistics and air freight solutions in densely built, land-constrained markets. Triangle Equities’ vision for the property reflects a broader shift toward vertical logistics models, offering scalable distribution capacity near major transit infrastructure.
