Lottery Opens for 100 Affordable Units in Far Rockaway Passive House Development

A housing lottery has launched for 100 affordable apartments at Beach Green Dunes, a 94,000-square-foot Passive House residential development in Far Rockaway, Queens. Offering deeply energy-efficient living, the seven-story project features studios starting at $653/month and three-bedroom units up to $1,597/month—eligible to households earning between 50% and 90% of the Area Median Income (AMI).

Designed by Curtis + Ginsberg Architects and built to Passive House certification, Beach Green Dunes reduces energy consumption by as much as 90% through airtight construction, high-efficiency systems, and strategic thermal design. The project integrates resilient landscape features, including bioswales, pervious surfaces, and native vegetation to mitigate stormwater flooding—aligned with the City’s Resilient Edgemere Community Plan following Hurricane Sandy.

With amenities such as a rooftop garden, fitness center, landscaped courtyard, bike storage, and on-site parking, the $32.5 million development demonstrates how sustainable design can meet the dual goals of affordability and resilience in coastal communities. Beach Green Dunes marks the continued investment by The Bluestone Organization and Triangle Equities in climate-smart, equity-focused housing in NYC’s outer boroughs.
