Lighthouse Point Phase One Completes Construction in St. George, Staten Island

Construction is now complete on Phase One of Lighthouse Point, a transformative mixed-use development at 5 Bay Street in the St. George neighborhood of Staten Island. Developed by Triangle Equities and designed by Cooper Carry Architects, the project delivers 115 residential units and 60,000 square feet of commercial space, along with 274 parking spaces. Located on a historic site once home to the U.S. Lighthouse Service General Depot, the project has received $16.5 million in support from Empire State Development as part of a larger initiative to revitalize Staten Island’s North Shore waterfront.
Lighthouse Point’s residential offering includes studio through two-bedroom units supported by modern amenities such as a rooftop lounge, harbor-view terrace, and fitness center. Confirmed commercial tenants include the College of Staten Island Tech Incubator, The Learning Experience childcare center, and Club Pilates—furthering the project's goal of fostering a live-work-play environment steps from the Staten Island Ferry Terminal. The completed phase is set to generate approximately 100 permanent jobs in addition to the 1,200 that were created during construction.
The project also integrates historic preservation and extensive environmental remediation to reposition the former depot site as a catalyst for growth. With its transit-adjacent location and blend of housing, community services, and retail, Lighthouse Point represents a major milestone in Triangle Equities’ ongoing commitment to reimagining underutilized waterfront assets into accessible hubs of housing, commerce, and innovation.
