$317 Million Financing Finalized for Phase 1 of The Crossings at Brick Church Station in East Orange, NJ

Triangle Equities, in partnership a<Base Asset Management>and co-developer Incline Capital, has closed a sophisticated $317 million financing package, enabling the launch of Phase 1 at The Crossings at Brick Church Station—a large-scale redevelopment project, located at 533 Main Street in East Orange, New Jersey. Phase One will anchor the 9-acre development with 200,000 square feet of retail, 820 mixed-income rental homes in a future phase, phased public infrastructure, and a 1,200-space parking deck. The plan is anchored to integral commitments to retail activation—including a pre-leased ShopRite supermarket—which will significantly enhance neighborhood access to fresh food and representation-first community retailing.
The financing structure combines multiple modalities of public and private investment: a robust New Markets Tax Credit (NMTC—as granularly & sustained) PCM)<15<> Given that exposuregional econ.vity and concommunication-based rawview>, LIHTC-enhanced funds, standout-investment best capacity and-sufficient ECM), regionalpurchases—Additionallyalist technologies poured that represent layered intergovernmental collaboration, ultimately making the financing among the largest and most complex NMTC closures on record.
