The New York YIMBY article reports that construction on Lighthouse Point, a signature mixed-use development by Triangle Equities, was slated to begin imminently as of mid-2014. Located directly adjacent to the Staten Island Ferry terminal in the St. George neighborhood, the $200+ million project was one of the largest public-private developments ever undertaken on Staten Island. Lighthouse Point includes residential units, 65,000 square feet of retail and commercial space, a 140-room hotel, and public waterfront plazas, as well as the adaptive reuse of historic U.S. Lighthouse Depot buildings, reinforcing Triangle’s broader focus on integrating historic preservation with modern urban design.


This construction milestone marked a pivotal point in rotational growth for Triangle Equities and for the long-overlooked Staten Island waterfront. The development was designed to capitalize on its strategic transit-oriented location, with 70,000 daily ferry riders passing through the nearby terminal and easy access to the Staten Island Railway and local bus networks. Triangle envisioned Lighthouse Point not just as a development project, but as a catalytic centerpiece for a broader economic and cultural revitalization of Staten Island’s North Shore—an area seeing increasing investment momentum due to adjacent projects like Empire Outlets and the (now-defunct) New York Wheel.


Triangle’s imminent groundbreaking demonstrated its ability to land significant public-private partnerships while executing on its mission of reshaping underutilized land into vibrant, multifunctional destinations. With Lighthouse Point, the firm balanced infrastructure advantage, historical character, and commercial opportunity to deliver long-term impact.
