The 40-story residential tower at 111 Willoughby Street is now visibly underway in Downtown Brooklyn, marking its place as the 30th-tallest structure on New York YIMBY’s year-end construction countdown. Co-developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the 437-foot-tall building will deliver 227 rental units, including 69 reserved for affordable housing, along with 20,000 square feet for a new ministry center for St. Boniface parish and over 1,800 square feet of commercial space. Designed by GF55 Architects, the project spans 205,000 square feet and features a glass façade with distinctive horizontal framing and a bronze-paneled podium.

Since the summer, construction has passed foundation stages, with the reinforced concrete superstructure now reaching over a dozen stories. The design features a modern glass curtain wall that incorporates sweeping horizontal lines and a stepped crown framed by narrow, white structural elements. The building is positioned at the intersection of Willoughby and Duffield Streets, surrounded by major subway connections including the A, C, F, R, 2, 3, B, and Q lines—ideal for residents seeking a transit-rich urban lifestyle.

With residential floors occupying levels 6 through 40, the tower will offer amenities such as a 24-hour concierge, rooftop lounge, and fitness center. Construction is progressing steadily, and the building is on track for completion in spring 2025, reinforcing Downtown Brooklyn’s growth as a hub for luxury residential and community-centric development.
