Overview

40-story 227 unit, mixed-income building constructed on land acquired from the Roman Catholic Archdiocese of Brooklyn as a 99 year ground lease adjacent to the St. Boniface parish. As part of consideration for the ground-lease, the development included construction of a 20,000 SF Community Space for use by the St. Boniface Church for its Newman Parish Center.

70% of the apartment units are designated as Market Rate and 30% are designated as affordable to residents making up to 130% AMI. The base of the building includes approximately 2,000 SF of retail space. To maximize development, 20,000 SF of air-rights were acquired from a neighboring property owner.

The Challenge

Ground-lease development for St. Boniface site

Structured a ground-lease development agreement with the Archdiocese of Brooklyn to maximize value on a constrained ~7,500 SF mid-block, infill site adjacent to the historic St. Boniface Church. The project required balancing the Archdiocese’s financial objectives with zoning limitations, historic preservation considerations, and complex urban logistics to deliver a viable, high-impact development.
